Asian Real Estate Securities Strategy
Our Asian Real Estate Securities Strategy seeks to provide current income and long term capital appreciation through investment in a diversified portfolio of equity securities of companies which either participate in or derive a significant portion of their revenues and or profits from the real estate sector.
EII seeks to capitalize on the expansion of the Asian market economies by investing in property companies throughout the region. We believe that we can achieve a higher level of diversification and returns through a portfolio of property securities than would be possible by direct real estate ownership. European Investors will invest primarily in companies that are active owners of real estate in the major Asian markets. In the case of Asian emerging markets, investments will be limited to companies that have strong management teams and are well-positioned in their respective markets. In addition the investment manager views Asian property markets as inefficient relative to other markets and seeks to take advantage of pricing anomalies that are discovered through its fundamental approach to valuing companies. We will only invest in securities traded on a regulated market, subject to the permitted investment in unlisted securities. Securities traded on the Asian markets that will comprise the majority of the Fund’s total assets will include the markets in Japan, Australia, China, Singapore and Hong Kong. In addition, investments may be made in emerging Asian markets such as Thailand, Malaysia, Indonesia, India and also in New Zealand. Investments will focus on companies that are well-capitalized and have a strong local market position. Financial strength will be more heavily emphasized for those investments made in the emerging markets.
